
This was an adaptive reuse project, with the goal of transforming the former Ankeny Senior High School and YMCA into a new Northview Middle School. The project faced several challenges, including the need to coordinate construction in multiple phases while the building remained partially occupied, as well as upgrading outdated systems to meet new requirements. Managing the transition from an all-electric heating system to a hydronic system with high-efficiency gas-fired boilers required careful planning. The project also needed to address capacity and reliability issues with the existing electrical service and integration of new technology infrastructure to support the district’s 1:1 goal for student devices.
To overcome these challenges, we meticulously evaluated various HVAC system options and implemented a hydronic system with direct digital controls and high-efficiency boilers. Stormwater drainage was upgraded to meet code requirements, and outdated electrical distribution equipment was replaced to improve capacity and reliability. A new technology cabling infrastructure was designed, providing complete wireless coverage and enhancing security with monitored, locking classroom doors and a redesigned safe entrance.
