
One of the primary challenges of the Olin Hall project at Bradley University was modernizing an aging building automation system serving approximately 139,500 square feet of classroom and laboratory space while working within the constraints of an existing mix of pneumatic and electronic controls. The project also required coordination of lab controls, coil replacements, and terminal unit replacements in an active academic environment where minimizing disruption was important. In addition, the design team needed to develop clear, efficient construction documents that provided enough detail for competitive bidding without unnecessarily documenting unrelated building systems. Balancing scope, constructability, and budget while preparing a streamlined bid package added another layer of complexity to the project.
