This new mixed-use building, featuring both residential and commercial spaces, is located near the University of Illinois campus. The timeline for completion was tight. The owners wanted the facility finished and open prior to the start of the fall semester so they could begin renting apartments to students.
Accommodating the short timeline required coordination with the architect and all engineering disciplines during the design phase—which resulted in minimal issues during construction. To meet the building’s different HVAC needs, we selected a variety of units, including VTAC units with individual temperature control for apartments and VRF units for common spaces. For simplicity of piping, we made sure all restrooms in the building were stacked. We also worked with the city to coordinate utilities around the building, which were located close to the sidewalk.
