
Transforming the historic 1917 Chic Manufacturing building into modern apartment flats required integrating new mechanical, electrical, plumbing, and technology systems within a century-old structure while preserving the building’s architectural character. The project demanded careful coordination to accommodate contemporary residential amenities, life safety requirements, and efficient building systems without compromising the unique layouts, high ceilings, and historic features that define the property. Balancing historic preservation with modern performance presented complex design and coordination challenges throughout the renovation.
We collaborated closely with the owner and design team to develop MEP/T solutions that respected the existing building while supporting its new residential use. Our engineers thoughtfully integrated modern building systems into the historic structure, providing reliable, energy-efficient infrastructure that enhanced resident comfort, safety, and long-term building performance while preserving the character of the original architecture. The completed Chic Flats successfully transformed a vacant industrial landmark into a vibrant residential community that celebrates Peoria’s history while meeting the expectations of modern urban living.
