The client wanted to create a new apartment complex for University of Illinois students to rent. However, the property itself brought space constraints. Fitting all necessary utilities in the allotted space would be very difficult to arrange. There were also concerns regarding powering the building, due to the surrounding buildings being in such proximity. The client also planned on including a fire pump for fire protection of the multi-story residential space, however, fire pumps are very costly and require regular maintenance and upkeep.
We coordinated closely with the fire protection contractor to create a design using larger piping that increases volume capacity and overcame the need for a fire pump entirely, saving on all associated cost and future maintenance needs. The power supply issue was resolved by working directly with the power company, as well as communicating with neighboring apartment complexes to arrange the power supply necessary for our building. We overcame the spatial constraints of the lot through detailed communication and coordination, resulting in all necessary utility systems and ductwork fitting where they were needed. The buildings are now fully functional for student renters, bringing new income for the client and providing students with a new home.
