812 SW Washington is a 7-story building that sits in Peoria’s warehouse district, having been built in 1920 to house Churchill Drug Co. Like many of the downtown Peoria buildings, it has had several different owners over the years, and is a large building that is difficult to maintain, resulting in some deterioration. Also, being a 1920’s building, the facility did not have modern MEP systems. Our client purchased the building with the intention of rehabilitating it and transforming it into a luxury loft apartment complex.
We designed systems for luxury loft apartments, varying from 1 to 3-bedroom units, for all 6 residential floors. We also designed systems for the first floor, containing a lobby, a shell space for a commercial tenant, and a fitness center. We performed extensive fieldwork to determine system routing and ensure the systems could be retrofitted seamlessly. Working closely with the project team, replacing all deteriorated areas, while preserving the building’s historic elements. As a result, 812 SW is now leasing brand-new luxury lofts, revitalizing this historic building, and giving it a new purpose.
